NOTICE OF PENDENCY OF SUIT TO DETERMINE INTEREST IN TITLE TO REAL PROPERTY STATE OF NEW MEXICO to the unknown heirs, devisees, beneficiaries, and unknown claimants against the estate of Emily G. Young, deceased, the Emily G. Young Revocable Living Trust Agreement dated May 12, 2005, or the Young Family Irrevocable Trust dated October 31, 2011, described in the Petition of Joe F. Young. NOTICE IS HEREBY GIVEN that the action and relief requested is stated in Petition by Personal Representative Joe F. Young, as personal representative for the estate of Emily G. Young entitled Petition for Determination of Title to Real Property in Valencia County, New Mexico. Joe F. Young seeks to establish Joe F. Young's right to distribution of and unencumbered fee simple title to the following described real property in an unincorporated area of Valencia County, New Mexico located near the intersection of the North El Cerro Loop (NM State Highway 264) and Fire Station Road, not being within the bounds of any designated land grant-merced. The legal description of the property (Property) is described as follows: Parcel 1: A certain tract of land in Valencia County, New Mexico, comprising a portion of Tract 88 as shown on Map 72 of the surveys of the Middle Rio Grande Conservancy District, also Tracts 9-A, 9-C and a portion shown as part of a Public Road on Map 76 of the surveys of the Middle Rio Grande Conservancy district; comprising also a portion of Lot 5 and a portion of Private Claim 555, Lot 1, in Section 26, and also a portion of Lot 2 and all of Private Claim 555, Lot 1, in Section 35, all in Township 7 North, Range 2 East, of the New Mexico Principal Meridian, the tract being bounded as follows: the tract being more particularly described as follows: Beginning at Point No. 1, the northeast corner, whence the southeast corner of Section 26, Township 7 North, Range 2 East of the New Mexico Principal Meridian bears S 82°02'20" E, 1299.6 feet distant and running as follows: Thence N 81°44' W, 166.41 feet to Point No. 2, the northwest corner; Thence S 00°18' W, 186.30 feet to Point No. 3; Thence S 70°30' W, 87.40 feet to Point No. 4; Thence S 65°20' W, 152.71 feet to Point No. 5; Thence S 80°02' W, 88.00 feet to Point No. 6; Thence S 05°30' E, 375.65 feet to Point No. 7; Thence S 81°40' W, 34.70 feet to Point No. 8; Thence S 08°56' E, 182.82 feet to Point No. 9, the southwest corner; Thence N 86°12' E, 327.80 feet to Point No. 10; Thence N 82°52' E, 196.96 feet to Point No. 11, the southeast corner; Thence N 03°43' W, 387.00 feet to Point No. 12; Thence N 00°59' W, 218.02 feet to Point No. 13; Thence N 77°09' W, 55.57 feet to Point No. 14; Thence N 02°06' W, 106.40 feet to Point No. 15; Thence N 07°10' E, 61.50 feet to Point No. 1, the northeast corner and point of beginning. Parcel 2: A certain tract of land in Valencia County, New Mexico, being a portion of Tract 88, Middle Rio Grande Conservancy District Map 72, being a portion of Lot 2 in Section 35, Township 7 North, Range 2 East, of the New Mexico Principal Meridian and bounded as follows: On the north by land of Melquiades Barela; On the east by land of the Simon Neustadt Imp. Co.; On the south by land of the Simon Neustadt Imp. Co.; On the west by a Public Road; the tract being more particularly described as follows: Beginning at the northeast corner of the tract, said corner being also the northwest corner of Tract 9-C, M.R.G.C.D. Map 76, whence the northeast corner of Section 35, Township 7 North, Range 2 East of the New Mexico Principal Meridian and running as follows: Thence S 74°21' W, 160.00 feet to the northwest corner; Thence S 24°53' E, 370.15 feet to the southwest corner; Thence N 81°40' E, 34.70 feet to the southeast corner; Thence N 05°30' W, 375.65 feet to the northeast corner and the point of beginning. The notice is published in the Valencia County New Bulletin for three consecutive weeks on the following dates: July 11, 18, and 25, 2019. The Petition will be heard before Honorable James Lawrence Sanchez, District Judge, Thirteenth Judicial District Courthouse, 1835 Hwy 314 SW, Los Lunas, NM 87031 on August 12, 2019, at 1:30 PM. If you fail to appear or otherwise state your claimed interest in the Property before or at the hearing, judgment and decree by default as prayed for in the Petition may be entered against you.
