NOTICE OF PENDENCY OF PROCEEDING AND HEARING TO DETERMINE HEIRSHIP AND TITLE TO REAL PROPERTY STATE OF NEW MEXICO to the unknown heirs, devisees and unknown claimants against the estate of George W. Teixeira and Isabel C. Teixeira, deceased, and to any right, title or interest in the real property in Valencia County, New Mexico described below. NOTICE IS HEREBY GIVEN that Richard H. Teixeira, personal representative of these estates, has filed a petition in the court identified above entitled PETITION TO DETERMINE HEIRSHIP AND TITLE TO REAL PROPERTY. The relief requested is a determination that Richard H. Teixeira, Joseph A. Teixeira and George Teixeira, Jr. are the sole heirs at law and successors of George W. Teixeira and Isabel C. Teixeira, deceased, and sole owners of the following described real property ("the Property") in Valencia County, New Mexico: Lot 11, Block 189, Unit 8 of Rio Grande Estates, a subdivision in Valencia County, New Mexico, according to the plat recorded in the office of the County Clerk of Valencia County, New Mexico on October 6, 1961, in Cabinet A, Page 47, including all gas, oil and mineral rights. This parcel is in an unincorporated area of Valencia County, east of Rio Communities within the Belen Land Grant and the Casa Colorada Land Grant. It has no street address and is about 1 mile north of South Navajo Loop and 3/10 mile west of Military Highway. Parcel 264, Unit 1, Rancho Rio Grande Unit No. 1, a subdivision in Valencia County New Mexico, according to the plat recorded in the office of the County Clerk of Valencia County, New Mexico on May 14, 1962, in Cabinet B, Page 334, including all gas, oil and mineral rights. This parcel is in an unincorporated area of Valencia County, near the Alexander Municipal Airport within the Belen Land Grant. Its east boundary is Ogaz Road about 450 feet north of Paseo Road. The notice is published in the Valencia County New Bulletin for three consecutive weeks on the following dates: January 2, 2020 and January 8, 2020 and January 15, 2020. A hearing on the Petition will be held before Honorable Allen R. Smith, District Judge, Thirteenth Judicial District Courthouse, 1835 Hwy 314 SW, Los Lunas, NM 87031 on January 30, 2020 at 9:00 AM. If you fail to appear or otherwise state your claimed interest in the Property before or at the hearing, judgment and decree by default as prayed for in the Petition may be entered against you.
