REQUEST FOR PROPOSALS EL MOLINO SOUTH REDEVELOPMENT PROJECT CHARTER SCHOOL Notice is hereby given that the Village of Los Lunas is seeking proposals for the redevelopment of a parcel of land in the Los Lunas Transportation Center/Station Metropolitan Redevelopment Area. I.LOCATION: The property is located immediately south of 906 Juan Perea Road SE on Tract: PARCEL 2 S: 33 T: 7N R: 2E 10.46 ACRES, south of the Los Lunas Transportation Center. II.REDEVELOPMENT: The property is approximately 10.5 acres and is currently vacant. The Village seeks development of a charter school, which may include additional complementary educational uses. The charter school may stand alone on the property, or may be developed in conjunction with adjacent parcels, if applicable. Uses, site layout, and architectural design will be in conformance with the Los Lunas Rail Runner Express Station Area Plan and the Los Lunas Transportation Center/Station Metropolitan Redevelopment Area Plan. III.SELECTION CRITERIA: Consistency with Villages Project Goals Benefit to the surrounding community Financial structure Developer capacity Project details, including achievability of proposed time schedule V.SELECTION PROCESS Developer selection is a two step process Qualification and project submittal Contract negotiations with selected developer. VI.PROPOSAL SUBMISSION: Sealed proposals for the redevelopment of the property will be received in the office of the Administration Department, Village of Los Lunas, 660 Main Street NW, Los Lunas, NM 87031, until 4:00 pm on June 20, 2024. Sealed proposals shall consist of four (4) copies of the following: Developer identification and qualifications; Proposed development plans and narrative; Narrative regarding proposed method of financing of project.
